Buying a home is one of the most exciting milestones of your life. To prepare yourself for this moment, you need to know what to expect during the process. This step-by-step buyer’s guide created by our team shows the flow of buying a home to help you enjoy the journey as much as possible.

Pre-Qualify

The next step centers on getting pre-qualified for a mortgage with a lender.  We can connect you with a trusted mortgage professional to find out what amount you can qualify for so we will know which homes to spend time going to see. Verification of funds is required for cash buyers.

Narrow In!

This should be the most enjoyable step of the entire process (other than moving in!). Not only will we help identify properties you might be interested in, arrange showings, and ultimately coordinate the offer process, but we also have a knowledge of the market.  This is where we streamline with our expertise and experience. We notice floorplan flow, natural light, flip switches, turn knobs, look for that hidden laundry chute... The more you imagine yourself in the home the better! It’s always a good idea to explore the neighborhood and keep an eye on traffic at certain times of the day, the parking situation, and how close it is to necessities like schools and grocery stores... maybe your favorite new restaurant is right around the corner!

Offer Strategy

This is where our experience really pays off! Once you have selected the perfect home, we will work together to craft a competitive offer based on the value of comparable homes on the market. There is a multitude of factors we can employ with the goal to get your offer accepted! There may be other buyers in the race, and our experience can help move you forward. Depending on what the home is listed for and whether the current environment is a buyer’s or seller’s market, your offer may be below, at, or even above the asking price. This process can take several steps, since there can be counter offers, and addenda along the way before an offer is accepted.

Inspect & Negotiate

In many, but not all cases, your offer will be contingent on having the home inspected. We have inspectors we have worked with for years that we trust. Depending on inspection findings we can re-negotiate price, request specific repairs, receive credit in lieu of repairs or in some cases you may decide after this thorough due diligence that the home is not the right fit. Better safe than sorry.

Lender Appraisal

Your lender will have your new home appraised so they are ready for underwriting your loan. The appraisal is to substantiate value and verify that you are not over paying for your home. Appraisal not required with cash purchases.

Re-Inspect

Our goal is to have you feeling confident and ready to close! If repairs were negotiated we will recommend a re-inspection to ensure that listed concerns have been accurately addressed before moving forward.

Escrow & Record

Closing documents will be arranged by the lender and title company. At this point congratulations are in order: After signing the final paperwork to complete the purchase, we will coordinate getting keys and things like garage remotes and a utility list so you’ll be all set to land where you can now call home!
